Hot Water Systems

Hot water systems are the responsibility of the individual lot owner; however, the following requirements apply.
  • Only instantaneous gas hot water systems connected to the common flue are permitted.
  • As these systems are installed on common property, the strata company must be notified when a replacement is required. If urgent replacement is carried out outside business hours, the strata company must be informed on the next business day.
  • The lot owner is responsible for any rectification works required if the installation does not comply with government regulations or strata company requirements.
The strata company has, on multiple occasions, been required to rectify electrical and gas works in the plumbing ducts following substandard installations arranged by owners. As a result, the strata company has worked with Wembley Plumbing and Energy Safety (Department of Commerce) to ensure the required standards are met.

If your hot water system requires replacement, the strata company recommends engaging Wembley Plumbing to carry out the work. Where Wembley Plumbing is engaged and any rectification works are required, the strata company will arrange those changes at no cost to the lot owner.

* Due to limitations in the building’s electrical supply, electric hot water systems are not permitted. If an electric system was approved by the strata company in the past, it may not be replaced with another electric system and must instead be converted to gas. The strata company has investigated upgrading the power supply to the complex and all units, but this was found to be extremely expensive and not cost-effective.
