Our current water consumption bill is in excess of $11,000 per annum and we believe that a portion of this usage can be attributed to water leaks throughout the complex.

A decision was made to conduct water auditing around the complex to locate water leaks.

17/12/2013:

Water auditing was scheduled for the week starting January 6th 2014 and notifications were sent to all owners and residents.

06/01/2014:

Leaking Testing - Underground supply piping :
Water was turned of at the mains of each individual unit leaving the underground piping that supplies each unit under pressure. The water flow was measured over several hours.

Result:
Water flow was measured to be near to zero.

Conclusion:
There is litttle to no water leaking from the underground network of pipes.

Leak testing - Individual Units:
All water to all units was switched off, then each unit was turned on individually for a period of time and measurements were taken. The lowest of all measurements was interpreted as the rate of leaking water.

Result:
Whilst the majority of units were found to have next to zero water flow, many units were found to have measurable water leaking.

Conclusion:
There are many units leaking water.

Notes:
  • U19 was measured as having a large continuous flow of water, however this data has been removed from the chart as it distorted other measurements.
  • U01-U18 data was not accurate and will need to be collected again some time in the future.

Hi <contact>,

Our current water usage at the complex is over $11,000 per year, which makes up a very large component of our annual expenses.

We have identified leaking water within the units as a major contributor to our water consumption and have been working to identify which units are leaking.

During recent water auditing around the compex your unit was identified as likely to have a leak.

If you would like the strata council to arrange a plumber to inspect your unit please let us know, there is no charge for this service. If alternatively you would like to arrange your own plumber please send us a copy of the report when the unit has been inspected.

Please reply to this message within 7 days to advise your plan of action.
