This is a summary of the things that are happening around the complex, If anyone has any questions, please let me know.

Completed Items
  • Automatic Gates
    • The faulty motor on the Charles St gate has been replaced and the gate appears to have been running ok.
  • Pool Area
    • Leak Detectors found and repaired the leak in the pool filtration system.
    • A new salt chlorination system has been installed in the pool.
In Progress
  • Painting
    • Re-painting of railings: A contractor is in the process of painting railings (common areas) and light poles around the complex.
  • Parking
    • After a number of complaints regarding inappropriate parking, we are arranging with the Town of Vincent to have our car parks policed by the council rangers. In future fines will apply for people parking outside marked bays, and long term parking (parking term tba, likely to be one day or less.)
  • Plumbing
    • We are having some issues when new hot water systems are installed as the common flues are not sufficient to support the newer more powerful hot water systems. We are currently in the process of arranging for some flues to be upgraded.
    • If you need to install a new hot water system please speak to the strata manager or the strata council first!
  • Tree Removal
    • A new quote has been arranged from Professional Tree Surgeons for the removal of 3 trees (2 visitor parking area/1 rear of U2), it is expected that this work will be carried out in early June.
    • The council has agreed that 4 new trees will be planted to replaces the trees removed.
  • Reticulation
    • Reticulation Repairs: Repairs are continuing to areas that are not receiving enough/any water.
  • Lighting
    • Replacement light poles and lights: We have received quotes for repairing the broken light poles and lights and are currently waiting on votes to come back from councillors.
    • As recommended by both of the electricians that have attended sites, the quotes include sphere lights instead of the older rod lights.
  • Rubbish Disposal
    • Large rubbish items have again been dumped near the recycling area. Arrangements are being made to remove these.
Items for future discussion
  • Planting of new trees (to replace removed ones)
    • investigate costs of planting small trees around the complex
  • North Fence Replacement
    • funding from neighbouring property is an issue... when can this happen?
  • Retaining walls
    • There are a number of areas around the complex were retaining walls are starting to fail, These will need to be replaced at some stage
  • Pool Area
    • Painting of pool surface: the pool contractor has recommended that the pool be re-painted as the original (30 years old) paint job looks very shabby
    • Installation of Sail: There has been some interest among pool users to install a shade sail so that the pool can be used in the middle of the day
