Hi Everyone,

ATCO Gas (the company responsible for maintaining the gas supply network) has contacted us to advise there will be some rectification work needed at the building.

Some information from ATCO:

ATCO Gas Australia are the gas network owners and operators in WA. The gas network includes all gas distribution pipes such as gas mains, services and regulators up to and including master gas meters. As such, we are responsible for maintain, extending and, where necessary, upgrading and replacing the existing network. The Multi Storey project is an initiative of ATCO Gas and EnergySafety aimed at upgrading gas services within multi storeyed complexes across the network, which includes The Mews. This project is primarily aimed at reducing risk factors on the network within these complexes caused by aging assets, many of which do not comply to current safety standards and regulations e.g. gas riser pipes within cavities and gas meter boxes not sealed from cavities/not ventilated adequately.

As such, we wish to replace all gas network infrastructure at The Mews, relaying all underground services as well as the gas riser pipes which ascend the building to the current meter positions. The new gas riser, in order to comply with present safety standards and regulations, will need to be installed externally to the building cavities and ducts (as shown on the design diagrams forwarded to you previously). We will also replace all gas meter boxes at the property with compliant ones. These meter boxes belong to the Strata, but in order to completely upgrade the service, we will undertake this work on the Strata’s behalf.

The new infrastructure will be laid whilst retaining the current service until such time as we are able to transfer supply pipework to the new gas service, thus minimising any interruption to gas supply for residents at the complex. We will then transfer the supply pipework over in one day and reconnect customers to the service. Customer supply pipework will be tested to ensure there are no internal leaks and appliances will be inspected to ensure all are compliant and pose no risk to residents. ATCO Gas will paint all newly installed pipework and meter boxes to a colour of the Strata’s choosing to improve aesthetics and reinstate any grounds disturbed by the underground works as soon as is possible (reinstatements are usually carried out almost immediately unless special equipment is required or scheduling required).

ATCO Gas will liaise with residents at the complex via letter during the works. One letter will be sent two weeks prior to the start of works to each resident notifying them of the works and what will be done and another will be sent ahead of the service transfer to notify them of the date for their transfer and what will happen on this date. Our call centre number will be listed should any residents have any questions or concerns regarding the works.

Valves are to be installed underground with an access cover rather than installing on building walls.

Access cover as attached below.

Hi James,

I am aiming to have this finalised today or early tomorrow, just checking my notes there was an old request to change the way some of the piping ran to minimise disruption to pathways (particularly around stairs). I know we spoke about this but there was never anything agreed on.

Basically this would involve changing the way the piping ran to the gas meters for units 8, 12 and 13. I have attached an image showing the request (changes are in RED)

Can we please confirm this is ok
