Airconditioning Installation |
All airconditioning installations must be approved by the Strata Council before installation takes place. Failure to gain approval may result in rectification and/or removal at the owners cost.
When requesting quotes from contractors please make sure they are aware on the requirements below.
The following requirements apply:
- Only one air conditioning unit is permitted per lot/unit.
- Maximum load may not exceed 10 Amps (2400W)
- External unit must be placed within the units balcony area.
- Unit must be mounted on floor.
- Unit must be mounted on rubber feet (30mm minimum height)
- Unit must be mounted against a brick wall (not against railing)
- All external pipework must be contained within ducting.
- All wiring must be contained within the wall cavity (or within the piping duct) - this must NOT run across walls.
- External conduit/cabling/pipework must be kept to a minimum (should only go directly up wall above external unit/must not go over doors/windows)
- Drain piping must be rigid and take water away from balcony area (to reduce risks of concrete cancer)
- exit point must be 200mm from the balcony.
- exit point must be at least 300mm along balcony wall from main building.
- exit point must be at an angle of 20 degrees from horizontal.
- exit pipework must go through wall or railing (not slab) on 20 degree angle.
- exit pipework hole must be cored (not drilled with a solid bit) and be no larger than 30mm.
- Top floor units must have insulation installed
- without insulation a/c units work much harder and place a higher load on the building power supply.
- without insulation moisture can build up on ceilings and cause mould to form.
PLEASE MAKE SURE THE INSTALLER COMPLIES WITH THE CONDITIONS ABOVE. FAILURE TO MEET CONDITIONS WILL RESULT IN RECTIFICATION AND/OR REMOVAL AT THE OWNERS COST.
