Post subject:  Hot Water Systems

Hot water systems are owned and maintained by the owner of the lot, however some requirements apply.

  • The only type of hot water system that is permitted is instantaneous gas* connected to the common flue.
  • As the hot water systems are installed on common property the strata company must be informed when replacement is required. If urgent replacement is required outside of business hours, the strata company should be informed on the following business day.
  • The lot owner is responsible for any rectification works required (should the installation not meet government regulations or strata company requirements.)

The strata company has been required on multiple occasions to rectify electrical and gas works due to substandard work performed in the plumbing ducts (at the request of owners). As a result of the rectification works the strata company has worked with Wembley Plumbing and Energy Safety (Department of Commerce) to make sure standards are met.

If your hot water system needs replacing we recommend you engage Wembley Plumbing to perform the replacement work, if wembley plumbing is engaged and rectification works are required the strata company will arrange the required changes at no cost to the lot owner.

* Due to limitations in the electrical supply to the building electrical hot water systems are not permitted to be installed, if electrical systems have been approved by the strata company in the past, they may not be replaced and must be converted to gas. The strata company has investigated the option of upgrading the power supply to the complex and all units and found this to be extremely expensive and cost prohibitive.
